Tenant shall immediately notify Landlord of any hazardous conditions, water leaks, or structural failures. 6.2 Landlord Maintenance Obligations: Landlord shall maintain the structural integrity of the Premises, including roof, walls, plumbing, heating, and electrical systems in compliance with the habitability standards of ORS 90.320. 6.3 Alterations: Tenant shall not make structural alterations, paint, install wallpaper, or change locks on the Premises without Landlord's prior written approval.
SECTION 7: ACCESS & INSPECTION
7.1 Landlord Access: Pursuant to ORS 90.322, Landlord or Landlord’s agent may enter the Premises upon at least twenty-four (24) hours' actual notice to Tenant for inspection, necessary repairs, alterations, or showings to prospective buyers or tenants. Notice is not required in cases of emergency or if Tenant consents to immediate entry.
SECTION 8: DEFAULT & REMEDIES
8.1 Default Events: Tenant shall be in default under this Agreement if Tenant fails to pay rent when due, violates any material term of this Agreement, or breaches statutory duties under ORS Chapter 90. 8.2 Statutory Notices: Landlord shall issue all termination and cure notices (e.g., 72-hour or 144-hour notice for nonpayment of rent, 30-day notice for cause) strictly in accordance with ORS 90.392 through ORS 90.400.
SECTION 9: MISCELLANEOUS PROVISIONS
9.1 Lead-Based Paint Disclosure: Housing built before 1978 may contain lead-based paint.
