1. PARTIES

9. DEFAULT

Failure by Tenant to pay rent or perform any obligation under this Agreement shall constitute a material breach. Landlord may terminate this lease and initiate eviction proceedings pursuant to Ala. Code § 35-9A-421 upon failure to remedy a breach within seven (7) days of receiving written notice of non-compliance.

10. GOVERNING LAW & SEVERABILITY
