7. Assignment and Subletting
The Tenant shall not assign this Agreement, sublet the Demised Premises, grant any license to occupy, or part with possession of the Demised Premises or any part thereof to any third party without the prior written consent of the Landlord, which consent may be withheld in the Landlord's absolute discretion.
8. Landlord’s Right of Entry
The Landlord or the Landlord’s authorized agents shall have the right to enter the Demised Premises, upon giving reasonable notice (not less than 24 hours, except in cases of emergency), to inspect the property, perform necessary repairs or maintenance, or show the premises to prospective purchasers or future tenants during the final 60 days of the Term.
9. Default and Termination
