5.3 Alterations: Tenant shall not make any structural, mechanical, or exterior alterations, additions, or improvements to the Premises without Landlord’s prior written consent, which consent shall not be unreasonably withheld, delayed, or conditioned.


6. INSURANCE AND INDEMNIFICATION

6.1 Tenant’s Insurance: Tenant shall maintain, at its sole expense, throughout the Term:
