- Subletting: Not to assign, sub-let, or part with possession of the whole or any part of the Premises, nor introduce additional occupants without the Landlord's express written consent.
- Nuisance: Not to conduct any illegal activity, create a statutory nuisance, or cause unreasonable noise or disturbance to the annoyance of neighbors or occupiers of adjoining properties.
- Pets: Not to keep any animals or pets on the Premises without the prior written consent of the Landlord, which consent may be revoked upon reasonable grounds.
3.6 Landlord Access
- The Landlord, or their authorized agent, reserves the right to enter the Premises upon giving reasonable prior notice (normally not less than 24 hours, except in cases of genuine emergency) to inspect the condition, view the property with prospective tenants/purchasers (prior to lease expiration), or execute necessary repairs.
3.7 Termination & Breach
- Statutory Grounds: This tenancy may only be terminated by either party in strict accordance with the mandatory notice periods and grounds set out in the Residential Tenancies Acts 2004–2022.
