4. OPERATIVE CLAUSES & TERMS

4.1 Standard Terms (RTA Compliance)

1. Quiet Enjoyment: The Lessor shall permit the Tenant to quietly enjoy the Premises during the tenancy term without interruption by the Lessor or any person claiming under the Lessor, subject to lawful entry provisions under the Residential Tenancies and Rooming Accommodation Act 2008 (Qld) (the Act).
2. Maintenance and Repairs: The Lessor must maintain the Premises in a good state of repair and fit for habitation. The Tenant must notify the Lessor or Property Manager as soon as practicable of any damage or required maintenance.
3. Emergency Repairs: If urgent/emergency repairs are required (as defined in the Act), the Tenant may arrange for them to be carried out to a reasonable value in accordance with statutory thresholds if the nominated repairer is unavailable.
