Tenant shall be responsible for the cost of repair for any damage caused by the negligence or willful misconduct of Tenant, its guests, or invitees.

Alterations

Tenant shall make no alterations, additions, or improvements (including painting or installing fixtures) to the Premises without the prior written consent of Landlord. All approved alterations shall become the property of Landlord upon termination of this Agreement.


7. ACCESS BY LANDLORD

Pursuant to Massachusetts law and except in cases of emergency, Landlord or Landlord’s agents may enter the Premises upon reasonable notice (at least twenty-four (24) hours recommended) and at reasonable times for the following purposes:
