4.2 Outgoings

The Lessor agrees to pay all rates, taxes, and charges levied by statutory authorities for the Premises, excluding utilities (electricity, gas, internet, phone) unless otherwise stated in Special Conditions. Water consumption charges may be passed to the Tenant only if the Premises are individually metered, water efficient, and compliant with statutory water efficiency standards.

4.3 Condition Report

The Lessor/Agent must provide the Tenant with two copies of the Entry Condition Report (Form 1a) prior to or upon handover. The Tenant must inspect the Premises, complete, sign, and return one copy of the report to the Lessor/Agent within 3 business days of taking occupation.

4.4 Maintenance, Repairs, and Alterations

  • (a) The Tenant must maintain the Premises in a clean, undamaged condition, fair wear and tear excepted.
  • (b) The Tenant must notify the Lessor/Agent promptly of any damage or required maintenance.
  • (c) Urgent repairs as defined by the Act must be addressed via the emergency contacts provided.

4.5 Subletting and Assignment

4.6 Entry by Lessor / Agent

The Lessor or Agent may enter the Premises only in accordance with the statutory notice periods and conditions outlined in the Residential Tenancies and Rooming Accommodation Act 2008 (Qld) (e.g., for routine inspections, maximum 4 times per year, with minimum 7 days written notice).

4.7 Quiet Enjoyment
