1.3 Definitions:

2. OPERATIVE CLAUSES & TERMS

2.1 Grant of Custody and Permitted Use

The Lessor hereby grants permissive use and temporary custody of the Gas Connection and associated Equipment to the Lessee strictly for domestic/commercial cooking and heating purposes within the Premises. The Lessee shall not transfer, sub-lease, pledge, or relocate the Equipment to any other location outside the Premises without the explicit written consent of the Lessor and the statutory oil marketing company (OMC).

2.2 Security Deposit and Financial Terms

• Deposit Amount: The Lessee shall pay a refundable, interest-free security deposit of ₹[Deposit Amount] ([Amount in Words] Indian Rupees) to the Lessor on or before the execution of this Agreement.

• The Lessee shall not make any structural modifications to the kitchen gas-piping network or utilize unauthorized commercial refills for domestic connections.

2.4 Safety, Maintenance, and Liability

• Mandatory Insurance: The Lessee acknowledges that the connection is covered under standard OMC public liability insurance, contingent upon maintaining a valid safety certificate and ISI-marked accessories.
• Indemnification: The Lessee agrees to indemnify and hold harmless the Lessor from and against any claims, liabilities, damages, fire hazards, or legal penalties arising out of the negligent handling, misuse, or installation of the Gas Connection during the tenure of this Agreement.

2.5 Refill Procurement & Expenses

• The Lessee shall bear all recurring operational costs, including the purchase of gas refills, delivery charges, and mandatory periodic safety check fees levied by the distributor.
• Refills shall be booked exclusively through the registered mobile number or official application linked to the Gas Connection, unless prior written authorization is provided by the Lessor.

2.6 Termination & Equipment Handover

• Tenure: This Agreement shall run concurrently with the Principal Residential/Commercial Lease Agreement dated [Date of Main Lease] executed between the parties.
• Default: Failure by the Lessee to comply with safety protocols or timely payment obligations shall permit the Lessor to revoke this Agreement with 24 hours' written notice.
