2. TERM OF TENANCY

3. RENT & PAYMENT TERMS

7.2 Tenant Maintenance: The Tenant shall maintain the Premises in a clean, sanitary, and undamaged condition. The Tenant shall immediately notify the Landlord in writing of any structural damage, maintenance issues, or required repairs.
7.3 Alterations: The Tenant shall not make structural alterations, paint, affix fixtures, or change locks on the doors of the Premises without the express prior written consent of the Landlord.
8. LANDLORD RIGHT OF ENTRY
8.1 Statutory Notice: The Landlord may enter the Premises only in accordance with the entry provisions set forth in the Yukon Residential Tenancies Act, which generally requires providing the Tenant with written notice specifying the purpose and a time window of entry (not less than 24 hours and not more than 7 days prior), except in cases of emergency where no notice is required.
9. DEFAULT AND TERMINATION
9.1 Default by Tenant: If the Tenant fails to pay rent when due, breaches any material term of this Agreement, or violates the RTA, the Landlord may issue formal notices of default and seek remedies including tenancy termination and eviction through the Yukon Residential Tenancy Office, strictly adhering to statutory notice periods.
