SECTION 1: TERM

SECTION 6: MAINTENANCE, REPAIRS, & ALTERATIONS

SECTION 7: ACCESS BY LANDLORD
Pursuant to TCA § 66-28-403, Landlord or Landlord’s agents may enter the Premises upon giving at least twenty-four (24) hours' notice to Tenant, at reasonable times, to inspect the Premises, make necessary repairs, or show the Premises to prospective purchasers or tenants. In the case of an emergency, Landlord may enter the Premises without prior notice.
SECTION 8: DEFAULT & REMEDIES
- Tenant Default: If Tenant fails to pay rent when due, violates any material provision of this Agreement, or breaches statutory obligations under the Tennessee Uniform Residential Landlord and Tenant Act, Landlord may deliver a written notice specifying the breach and demanding compliance within fourteen (14) days (for non-compliance) or seven (7) days (for non-payment of rent), pursuant to TCA § 66-28-505.
- Remedies: If the breach is not remedied, Landlord may terminate the Agreement and pursue legal eviction proceedings through a court of competent jurisdiction.
SECTION 9: ABANDONMENT
Abandonment of the Premises shall be defined in accordance with TCA § 66-28-507. If Tenant removes substantially all possessions or is absent from the Premises for an unexplained period of thirty (30) days while in default on rent, Landlord may re-enter and take possession.
SECTION 10: GOVERNING LAW
This Agreement shall be interpreted, construed, and enforced in accordance with the laws of the State of Tennessee, specifically the Uniform Residential Landlord and Tenant Act (TCA Title 66, Chapter 28).
