SECTION 4: USE, MAINTENANCE, AND REPAIRS

4.1 Use Limitation: The Premises shall be used exclusively for the Permitted Use and for no other purpose without Landlord’s prior written consent. Tenant shall not commit waste, create a nuisance, or violate any municipal, state, or federal laws regarding the Premises. 4.2 Maintenance by Tenant: Tenant shall, at its sole cost and expense, maintain the interior of the Premises in a clean, sanitary, and good operating condition, including interior non-structural walls, flooring, and fixtures. 4.3 Maintenance by Landlord: Landlord shall maintain and repair the structural elements, exterior walls, roof, foundation, and core building mechanical, electrical, and plumbing systems.

SECTION 5: ALTERATIONS AND IMPROVEMENTS

5.1 Alterations: Tenant shall not make structural alterations, additions, or improvements to the Premises without Landlord's prior written consent, which shall not be unreasonably withheld. All permanent alterations affixed to the real estate shall become the property of Landlord upon the expiration or termination of this Agreement.

SECTION 6: INSURANCE AND INDEMNIFICATION
