6.2 Trade Fixtures
Lessee may install trade fixtures, display cases, shelving, and machinery necessary for the operation of its business. At the expiration or early termination of this Lease, Lessee shall remove all trade fixtures and restore the Demised Premises to its original condition, normal wear and tear excepted. 8. ASSIGNMENT AND SUBLETTING
Lessee shall not assign, mortgage, encumber, license, or sublet the whole or any portion of the Demised Premises without the prior written consent of Lessor, which consent Lessor may grant or withhold at its sole discretion. Any unauthorized assignment or subletting shall be completely null, void, and constitute an uncurable Event of Default.
9. DEFAULT AND REMEDIES
9.1 Events of Default
The occurrence of any of the following shall constitute an "Event of Default" by Lessee:
- Monetary Default: Failure to pay Base Rent or any financial obligation within

10. SURRENDER AND HOLDOVER
10.1 Surrender of Premises
Upon the Expiration Date or early termination of this Lease, Lessee shall surrender the Demised Premises to Lessor in "broom-clean" condition, good repair, free of debris, and in the condition existing on the Commencement Date, reasonable wear and tear excepted.
10.2 Holdover
If Lessee remains in possession of the Demised Premises after the Expiration Date without the express written consent of Lessor, Lessee shall be deemed to occupy the shop as a tenant-at-sufferance. During any holdover period:
- Base Rent shall automatically increase to
