4. Standard Terms and Conditions (Victorian Statutory Rules)
4.1 Rent and Other Charges
- 4.1.1 The Rental Provider must not require the Renter to pay rent more than 14 days in advance (for periodic tenancies or fixed-term agreements where rent is $900 per week or less).
- 4.1.2 The Rental Provider is responsible for all council rates, owners corporation fees, and water service/connection charges, while the Renter is responsible for the usage costs of water, gas, electricity, and internet, provided separate metering is established.
4.2 Repairs and Maintenance
- 4.2.1 The Rental Provider must ensure the rented premises is maintained in good repair and meets the rental minimum standards prescribed under the Residential Tenancies Regulations 2021 (including lockable external doors, adequate heating, vermin-proof structure, and structural soundness).
