6. INSULATION AND SMOKE ALARMS

7. HEALTHY HOMES STANDARDS COMPLIANCE

The landlord warrants that the premises comply with the Healthy Homes Standards (heating, insulation, ventilation, moisture ingress, and drainage, and draught stopping) as required by the Residential Tenancies (Healthy Homes Standards) Regulations 2019. A compliance statement is attached hereto.

8. STATUTORY OBLIGATIONS AND TENANCY RULES

Landlord Obligations:

1. Provide the premises in a reasonable state of cleanliness and repair.
2. Ensure the tenant has quiet enjoyment of the property.
3. Comply with all building, health, and safety requirements.
4. Not interfere with the supply of gas, electricity, water, telephone, or other services, except where necessary for maintenance.

Tenant Obligations:

1. Pay the rent on time.
2. Keep the premises reasonably clean and tidy.
3. Notify the landlord as soon as possible of any damage or needed repairs.
4. Not intentionally or carelessly damage, or permit any person to damage, the premises.
5. Not use the premises for any unlawful purpose.
6. Not assign, sublet, or transfer the tenancy without the prior written consent of the landlord.
7. Not alter or add to the premises without the landlord’s prior written consent (minor changes under Section 42B of the RTA are permitted subject to rules).
