2. OPERATIVE CLAUSES & TERMS
2.1 Grant of Tenancy
The Landlord lets and the Tenant takes the Property for the Term, subject to the Rent and the covenants and conditions contained herein.
2.2 Rent Payment Covenants
- The Tenant shall pay the Rent in advance by Standing Order on the
[Day]day of each rental period without deduction, offset, or counterclaim. The first payment shall be made on or before[Date]. - Interest shall be charged at
[3% above the Bank of England base rate]per annum on any rent lawfully due that is more than 14 days in arrears, running from the date the rent became due until paid in full.

2.4 Tenant Obligations
The Tenant agrees with the Landlord:
- Use of Property: To use the Property strictly as a private residential dwelling and not to run any business, trade, or profession from the premises.
- Maintenance & Repairs: To keep the interior of the Property in the same clean condition and state of decorative repair as it was at the commencement of the tenancy (fair wear and tear excepted).
- Damage: To report any damage, defect, or breakdown of utilities, heating, or plumbing systems to the Landlord or agent immediately upon discovery.
- Subletting: Not to assign, sublet, take in lodgers, or part with possession of the whole or any part of the Property without the prior written consent of the Landlord (such consent not to be unreasonably withheld).
- Alterations: Not to alter, redecorate, affix fixtures, or erect any structure on the Property without the Landlord's prior written consent.
- Nuisance: Not to commit, or allow members of their household or invitees to commit, any nuisance, annoyance, or anti-social behavior to neighbors or occupants of neighboring properties.
- Absence: To notify the Landlord in writing if the Property is to be left unoccupied for a continuous period exceeding 14 consecutive days.
2.5 Landlord Obligations
The Landlord agrees:
- Quiet Enjoyment: To permit the Tenant to quietly hold and enjoy the Property during the Term without interruption by the Landlord or persons lawfully claiming under them.
- Statutory Repairs: To comply with obligations to keep in repair the structure and exterior of the Property, and installations for the supply of water, gas, electricity, sanitation, and space/water heating, pursuant to Section 11 of the Landlord and Tenant Act 1985.
- Safety Regulations: To ensure all gas appliances comply with the Gas Safety (Installation and Use) Regulations 1998, electrical systems meet current BS 7671 standards, and smoke/carbon monoxide alarms are operational at the start of the tenancy.
2.6 Right of Entry
Subject to giving at least 24 hours' prior written notice (except in cases of documented emergency), the Landlord, or persons authorized by them, may enter the Property to view its condition, carry out necessary repairs, or show prospective tenants/buyers during the final 2 months of the tenancy.
2.7 Termination & Break Clauses
- Fixed Term Expiry: This tenancy shall expire on the end date specified in Section 1.2 without requiring formal notice, unless a statutory periodic tenancy arises by operation of law.
- Break Clause (If Applicable): Either party may terminate this Agreement prematurely by serving not less than
