2.1 Grant of Tenancy

  4. No illegal substances, hazardous materials, or unauthorized pets are permitted on the Property.

2.6 Maintenance, Repairs, and Cleaning

  1. The Tenant shall keep the Interior of the Room in a clean, tidy, and tenant-like condition throughout the Term.
  2. The Tenant shall contribute to the cleanliness of the Common Parts on a fair and equitable basis alongside other occupants, or as directed by the Landlord's communal cleaning schedule.
  3. The Tenant shall notify the Landlord in writing within twenty-four (24) hours of becoming aware of any defect, damage, or required repair to the Property, its fixtures, or fittings.

2.7 Access and Inspection

  1. The Landlord or authorized agents/contractors reserve the right to enter the Room and Common Parts upon giving not less than twenty-four (24) hours' prior written notice to inspect the condition, carry out maintenance, or show prospective tenants/buyers around.
  2. In the event of an emergency (fire, flood, structural collapse, gas leak), the Landlord reserves the right of immediate entry without prior notice.

2.8 Default and Re-entry

  1. If the Rent is unpaid fourteen (14) days after becoming due, or if the Tenant commits a serious breach of any covenant herein, the Landlord may re-enter the Property (or any part thereof in the name of the whole) and peaceably repossess, whereupon this Agreement shall absolutely determine, without prejudice to any antecedent right of action.
