1. PARTIES & PREMISES

This Residential Lease Agreement ("Agreement") is entered into on [Date, 20—], by and between:

2. TERM

3. RENT, FEES & PAYMENT MECHANICS

  • Methamphetamine Manufacture Disclosure: Pursuant to Va. Code Ann. § 55.1-1221, Landlord discloses that the Premises [ ] was / [ ] was not previously used for the manufacture of methamphetamine.

6. UTILITIES & SERVICES

Tenant shall be responsible for arranging and paying for all utility services connected to the Premises, except for the following, which shall be paid by Landlord:

7. MAINTENANCE, REPAIRS & OPERATIONAL PROTOCOLS

  • Alterations: Tenant shall not make structural alterations, paint, or install fixtures, satellite dishes, or security systems without the express prior written consent of Landlord.

8. ACCESS & INSPECTION

Pursuant to Va. Code Ann. § 55.1-1229, Landlord or Landlord’s agents may enter the Premises upon reasonable notice (at least 72 hours for routine maintenance; immediate entry permitted in cases of emergency) to inspect the property, make necessary repairs, or show the property to prospective purchasers or tenants.


9. DEFAULT & REMEDIES

  • Nonpayment of Rent: If Tenant fails to pay rent when due and the default continues for five (5) days after receipt of written notice of nonpayment and intent to terminate, Landlord may terminate this Agreement in accordance with Va. Code Ann. § 55.1-1245.
  • Non-Compliance: For material non-compliance by Tenant with this Agreement or the VRLTA affecting health and safety, Landlord may issue a 21/30 day notice to remedy or vacate pursuant to Va. Code Ann. § 55.1-1245.

10. GOVERNING LAW & MISCELLANEOUS

  • Governing Law: This Agreement shall be governed, construed, and interpreted in accordance with the laws of the Commonwealth of Virginia, specifically the VRLTA.
  • Severability: If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
  • Entire Agreement: This document constitutes the entire agreement between Landlord and Tenant and supersedes all prior oral or written understandings.
