1. PARTIES & DEFINITIONS

9. DEFAULT & REMEDIES
- A. Default Events: Tenant shall be in default under this Agreement if: (i) Tenant fails to pay Rent or any other monetary obligation when due; (ii) Tenant breaches any non-monetary covenant, term, or condition herein; or (iii) Tenant abandons the Premises.
- B. Remedies: Upon the occurrence of a default, Landlord may pursue any and all remedies available at law or in equity, including statutory notice to quit, termination of this Agreement, eviction proceedings, and recovery of all actual damages, legal fees, and court costs.
10. GOVERNING LAW & MISCELLANEOUS
- A. Governing Law: This Agreement shall be construed, interpreted, and governed by the laws of the State of
