- Breach of any house rule, use restriction, or operational covenant.
- Abandonment of the Premises.
- Engagement in illegal activity upon the Property.
- 7.2 Remedies upon Default: Upon the occurrence of a default event, Landlord may pursue any and all remedies available at law or in equity, including serving statutory notice to quit, terminating this Agreement, accelerating rent where permissible, and initiating eviction proceedings.
8. RISK ALLOCATION & INDEMNIFICATION
- 8.1 Limitation of Liability: Landlord shall not be liable for any damage or injury to person or property arising from theft, vandalism, fire, water leakage, acts of God, or actions of third-party co-tenants or invitees, except where caused by Landlord’s gross negligence or willful misconduct.
