6. USE & OCCUPANCY

  2. Landlord Maintenance: The Landlord shall maintain the structural elements of the Premises, including the roof, foundation, external walls, and major plumbing and electrical systems, in compliance with applicable Jamaican housing and building standards.
  3. Alterations: The Tenant shall not make any structural alterations, paint, wallpaper, or affix permanent fixtures to the Premises without the prior written consent of the Landlord. Any unauthorized alterations shall, at the Landlord’s option, become the property of the Landlord or be restored to their original condition at the Tenant’s expense.

8. DEFAULT & TERMINATION

  1. Events of Default: The occurrence of any of the following shall constitute a material default by the Tenant:
    • Failure to pay Rent or any other charges when due.
    • Breach of any covenant, restriction, or obligation under this Agreement.
    • Abandonment of the Premises.
    • Insolvency, bankruptcy, or appointment of a receiver for the Tenant.
  2. Statutory Notice: In the event of default, the Landlord shall provide notice to quit or notice to remedy breach in strict accordance with the Rent Restriction Act and the Landlord and Tenant Act of Jamaica.
  3. Re-entry: Upon lawful termination of this Agreement, the Landlord shall be entitled to re-enter the Premises and resume possession, without prejudice to any other legal remedies available under Jamaican law.

9. GOVERNING LAW & DISPUTE RESOLUTION
