1. PARTIES & PREMISES

This Residential Room Rental Agreement (the "Agreement") is entered into as of [Date] (the "Effective Date"), by and between:

2. TERM & TERMINATION

2.1 Term: This Agreement shall commence on [Lease Start Date] (the "Commencement Date") and shall expire on [Lease End Date] (the "Termination Date"), at which point the Agreement shall terminate automatically without notice, unless renewed by mutual written agreement of both Parties.

2.2 Holding Over: If Tenant remains in possession of the Room after the expiration or termination of this Agreement without a written renewal, Tenant shall become a tenant-at-sufferance, subject to a daily holdover fee equal to [150%] of the standard daily pro-rata rent, in addition to liability for all consequential damages incurred by Landlord.

2.3 Early Termination:

  • By Tenant: Tenant may terminate this Agreement prior to the Termination Date only by providing at least [30] calendar days' advance written notice to Landlord and forfeiting the Security Deposit as liquidated damages, OR by finding a replacement tenant acceptable to Landlord, subject to Landlord’s written approval and a vetting fee of $__[Vetting Fee Amount].
  • By Landlord: Landlord may terminate this Agreement immediately upon written notice for material breach of this Agreement by Tenant, including failure to pay rent, illegal activity, or severe disruption of the peaceful enjoyment of the Property.

3. RENT, DEPOSITS & FINANCIAL TERMS

3.1 Monthly Rent: Tenant shall pay to Landlord the sum of $__[Monthly Rent Amount] per month (the "Rent").

5.2 Single Occupancy: The Room shall be occupied strictly by Tenant. No subtenants, assignees, or overnight guests staying longer than [3] consecutive nights (or [6] cumulative nights per calendar month) are permitted without the prior written consent of Landlord.

5.3 Prohibited Conduct:

  • Smoking & Drugs: Smoking of tobacco, cannabis, or any other substance, as well as the use of vaping devices or illegal drugs, is strictly prohibited [Inside the Property / Anywhere on the Property Premises].
  • Quiet Hours: Quiet hours shall be observed between [10:00 PM] and [7:00 AM] daily. Tenant shall not create or allow excessive noise or disruptions that interfere with the rights, comforts, or convenience of other residents.
  • Pets: No animals, pets, or livestock of any kind shall be kept, maintained, or allowed in the Room or Property without Landlord's prior written consent and execution of a separate Pet Agreement.

6. MAINTENANCE, REPAIRS & INSPECTIONS

6.1 Tenant Obligations: Tenant shall keep the Room and Common Areas in a clean, sanitary, and good condition. Tenant shall immediately notify Landlord of any maintenance issues, leaks, electrical failures, or structural defects.

6.2 Damage Liability: Tenant shall be responsible for the cost of repair for any damage to the Room, Property, or appliances caused by Tenant's negligence, misuse, or the actions of Tenant’s guests.

6.3 Landlord Right of Entry: Landlord reserves the right to enter the Room upon at least [24] hours' prior notice to inspect the premises, make necessary repairs, or show the Room to prospective tenants or purchasers. In the event of an acute emergency posing imminent risk to life or property, Landlord may enter the Room immediately without prior notice.


7. GOVERNING LAW & DISPUTE RESOLUTION
