Step 2: Stamp Duty Calculation

  • The Principal and Attorney must sign every page in the bottom margin.
  • The Witnesses must provide their signatures and addresses on the final page.

Step 4: Notarization and Registration

  • Domestic Execution: Principal and Attorney go to the Sub-Registrar's office. Take original ID proofs (Aadhar/PAN). Capture biometrics and photographs.
  • International Execution: If the Principal is abroad, sign before a Notary Public and then get the document Apostilled or attested by the Indian Embassy. Send the original to India for "Adjudication" at the District Registrar's office.

Step 5: Digital Record Retention

  • Scan the fully registered/stamped document at 300 DPI in PDF/A format.
  • Store the original in a fireproof safe. The Attorney should keep a certified copy for submission to the Sub-Registrar during the land registration process.
