2. PARTIES & DEFINITIONS

SECTION 6: ENTRY BY LANDLORD

6.1 Landlord reserves the right to enter the Premises upon at least twenty-four (24) hours' notice to Tenant (except in cases of emergency) to inspect, make necessary repairs, or show the property to prospective buyers, lenders, or tenants.

SECTION 7: DEFAULT AND REMEDIES

7.1 Default by Tenant: Tenant shall be in default under this Agreement if Tenant fails to pay Rent when due, breaches any operational covenant, violates local laws, or abandons the Premises. 7.2 Notice & Remedies: In the event of default, Landlord shall provide notices and exercise remedies strictly in accordance with Utah Code Ann. § 78B-6-801 et seq. (Unlawful Detainer), including the issuance of a 3-day notice to pay or quit for non-payment of rent, or a 3-day notice for nuisance/waste.

SECTION 8: GOVERNING LAW
