SECTION 4: STATUTORY CONDITIONS (SASKATCHEWAN)
The following conditions are statutory terms mandated under The Residential Tenancies Act, 2006 of Saskatchewan and apply to this Agreement:
4.1 Condition of Premises
The Landlord shall provide the residential property in a condition fit for habitation and shall comply with all health, safety, and housing maintenance standards required by law.
4.2 Freedom from Discrimination
The Landlord and Tenant shall comply with the Saskatchewan Human Rights Code, ensuring no discrimination on the basis of race, creed, religion, colour, sex, sexual orientation, marital status, family status, disability, age, nationality, ancestry, or place of origin.
4.3 Landlord Entry
Except in cases of emergency, the Landlord shall not enter the residential premises unless:
- The Tenant gives consent at the time of entry;
- The Landlord gives written notice to the Tenant at least twenty-four (24) hours and not more than seven (7) days before the entry, specifying the purpose (which must be reasonable) and the time of entry (between 8:00 AM and 9:00 PM); or
- The Landlord has an order from the Director of Residential Tenancies authorizing entry.
4.4 Assignment and Subletting
The Tenant may assign or sublet the residential premises to another party only with the written consent of the Landlord. The Landlord shall not unreasonably withhold consent. If the Landlord refuses or fails to respond within fourteen (14) days after receiving a written request, the Tenant may apply to the ORT.
4.5 Abandonment of Personal Property
Any property left behind by the Tenant after vacating the premises shall be dealt with by the Landlord strictly in accordance with Part VI of The Residential Tenancies Regulations, 2007.
SECTION 5: HOUSE RULES & OPERATIONAL COVENANTS
5.1 Use of Premises
