9. DEFAULT, TERMINATION, & RECOURSE

  1. Default: If the Lessee fails to pay rent for over 21 days, or fails to fulfill any material obligation under this Lease or the CCQ, the Lessor may apply to the Tribunal administratif du logement for the termination of the lease and/or recovery of damages.
  2. Notice of Rent Increase / Modification: The Lessor may modify the terms of the lease (including rent) by providing written notice to the Lessee between three (3) and six (6) months before the end of a lease of 12 months or more, in strict compliance with TAL guidelines.

10. GOVERNING LAW & JURISDICTION

This Lease Agreement shall be governed by, interpreted, and enforced in accordance with the laws of the Province of Quebec and the federal laws of Canada applicable therein.
