5. Entry by Landlord

5.1 The Landlord may enter the Rental Unit only in accordance with Section 26 and Section 27 of the Act. Except in cases of emergency or where the Tenant has consented to entry, the Landlord shall provide written notice stating the reason for entry at least twenty-four (24) hours prior to entry, specifying a time between 8:00 AM and 8:00 PM.

6. Default and Termination

6.1 If the Tenant fails to pay rent when due, breaches a material term of this Agreement, or violates the Act, the Landlord may issue the appropriate statutory notices of termination (e.g., Form N4, Form N5) pursuant to the Act. 6.2 Upon expiration of the Term (where no renewal is agreed upon) or lawful termination of this Agreement, the Tenant shall vacate the Rental Unit, remove all personal property, and return all keys, access cards, and fobs to the Landlord in the same condition as received, ordinary wear and tear excepted. 6.3 If the Tenant remains in possession of the Rental Unit after the termination of the tenancy without the consent of the Landlord, the Tenant shall be deemed a tenant month-to-month or liable for compensation under the Act.

7. Governing Law and Severability

7.1 This Agreement shall be governed by, construed, and enforced in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein. 7.2 If any provision of this Agreement is held to be invalid or unenforceable, such provision shall be severed, and the remaining provisions shall continue in full force and effect without impairment.
