3. OPERATIVE CLAUSES & TERMS
1. RENT PAYMENT & LATE FEES
1.1 Payment Terms: Tenant shall pay Monthly Rent to Landlord without demand, deduction, or offset, on or before the first (1st) day of each calendar month via [Payment Method: e.g., ACH, Portal, Check].

3. USE & OCCUPANCY
3.1 Permitted Use: The Premises shall be used and occupied strictly as a private single-family residence by Tenant and the following named occupants only: [Names of Minor Occupants or Additional Permitted Occupants].
3.2 Prohibited Conduct: Tenant shall not use the Premises for any unlawful purpose, create a nuisance, or unreasonably disturb neighbors. 4. UTILITIES & SERVICES

6. ENTRY BY LANDLORD
6.1 Notice Requirement: Except in cases of emergency (where no notice is required), Landlord or Landlord’s agents shall provide reasonable notice (at least twenty-four (24) hours) prior to entering the Premises to conduct inspections, make necessary repairs, or exhibit the Premises to prospective purchasers or tenants. Entry shall be during normal business hours unless otherwise agreed.
7. DEFAULT & REMEDIES
7.1 Default Events: Tenant shall be in default of this Agreement if Tenant fails to pay Rent when due, breaches any operational covenant, violates applicable New Jersey statutes, or abandons the Premises. 7.2 Statutory Notice & Termination: In the event of default, Landlord shall issue all notices required by New Jersey law (e.g., Notice to Quit, Notice to Cease) prior to initiating summary dispossess proceedings in the Superior Court of New Jersey, Law Division, Special Civil Part.
8. LEASE TERMINATION & HOLDING OVER
8.1 Notice to Quit: To terminate this Agreement at the expiration of the Term, either party must provide written notice to the other at least sixty (60) days prior to the expiration date, unless otherwise mandated by New Jersey Anti-Eviction Act (N.J.S.A. 2A:18-61.1 et seq.). 8.2 Holdover: If Tenant retains possession of the Premises after termination without Landlord's consent, Tenant shall pay double the daily prorated Monthly Rent for each day of holdover, plus all damages incurred by Landlord.
9. STATUTORY NEW JERSEY DISCLOSURES
9.1 Truth in Renting Act: Tenant acknowledges receipt of the New Jersey Department of Community Affairs "Truth in Renting" statement prior to the execution of this Agreement, as required by N.J.S.A. 46:8-45.
9.2 Window Guard Disclosure: Pursuant to N.J.A.C. 5:10-27.1, Tenant has been provided with the mandatory Window Guard Notice regarding children residing in the unit.
9.3 Lead-Based Paint Disclosure: (If built prior to 1978) The federally mandated Lead-Based Paint Disclosure and EPA pamphlet are attached hereto and incorporated by reference.
9.4 Flood Hazard Area Notice: Pursuant to N.J.S.A. 46:8-50, Landlord notifies Tenant that the Premises [ ] IS / [ ] IS NOT located within a Special Flood Hazard Area or Moderate Flood Hazard Area according to the Federal Emergency Management Agency (FEMA) flood map.
10. MISCELLANEOUS PROVISIONS
