Pursuant to MCA § 70-24-312, Landlord or Landlord’s agent may enter the Premises upon at least twenty-four (24) hours' notice to Tenant to inspect, make necessary repairs, or show the property to prospective buyers or tenants. Notice is not required in cases of emergency or if Tenant has abandoned the property.

3.9. DEFAULT & REMEDIES

If Tenant fails to pay rent when due, violates any material term of this Agreement, or breaches statutory duties under Montana law, Landlord may issue appropriate statutory notices (e.g., 3-day notice for non-payment, 14-day notice for non-compliance) and pursue all available remedies under the Montana Residential Landlord and Tenant Act, including eviction and recovery of attorney's fees where permitted.

3.10. GOVERNING LAW
