7. MAINTENANCE, REPAIRS & ALTERATIONS

7.1 Tenant Maintenance: Tenant shall keep the Premises clean, sanitary, and in good condition. Tenant shall promptly notify Landlord of any structural damage, water leaks, or required repairs.

7.2 Alterations: Tenant shall not paint, wallpaper, or make any structural alterations, additions, or improvements to the Premises without Landlord’s prior written consent.


8. RIGHT OF ENTRY & INSPECTION

8.1 Landlord Access (Minn. Stat. § 504B.211): Landlord may enter the Premises for a reasonable business purpose and after making a good faith effort to give Tenant reasonable under-the-circumstances notice (presumed to be at least 24 hours), provided the purpose is to:
