- Repairs & Alterations: Tenant shall not make any structural alterations, paint, or install fixtures without Landlord’s prior written consent. Minor maintenance, including light bulb replacements and replacing HVAC filters every

- Abandonment: If Tenant abandons the Premises, Landlord may re-enter in accordance with KRS 383.670 and make reasonable efforts to re-let the Premises, holding Tenant liable for any resulting deficiencies.
VIII. Governing Law & Severability
- Governing Law: This Agreement shall be governed, construed, and enforced in accordance with the laws of the Commonwealth of Kentucky, specifically the Uniform Residential Landlord and Tenant Act (KRS 383.501 to 383.715).
