1. RENT PAYMENT & UTILITIES

3. USE & OCCUPANCY
3.1 Permitted Use: The Premises shall be used and occupied exclusively as a private residential dwelling by Tenant and the following authorized occupants only: [Names of Minor Occupants or Additional Adults].
3.2 Subletting & Assignment: Tenant shall not assign this Agreement, sublet any portion of the Premises, or grant any license to use the Premises without the prior written consent of Landlord, which consent may be withheld in Landlord's sole discretion. 4. MAINTENANCE, REPAIRS, & CONDITION

Tenant shall complete and return a Move-In Condition Checklist within forty-eight (48) hours of occupancy. 4.2 Tenant Maintenance Obligations: Tenant shall keep the Premises in a clean, safe, and sanitary condition, promptly dispose of all rubbish, and maintain all plumbing fixtures, appliances, and HVAC filters in good working order. 4.3 Landlord Maintenance Obligations: In accordance with IC 32-31-8-5, Landlord shall deliver and maintain the Premises in a safe, clean, and habitable condition, complying with all applicable health and housing codes, and maintain electrical, plumbing, sanitary, heating, and ventilating systems. 4.4 Notice of Repairs: Tenant shall immediately notify Landlord in writing of any structural damage, water leaks, mold growth, or failure of mechanical systems.
5. ACCESS BY LANDLORD
5.1 Inspection & Entry: Pursuant to IC 32-31-5-6, Landlord or Landlord’s agents may enter the Premises upon reasonable notice (at least twenty-four (24) hours, except in cases of emergency) to inspect, make necessary repairs, alter, or exhibit the Premises to prospective purchasers, mortgagees, or tenants.
6. DEFAULT & REMEDIES
6.1 Default Events: Tenant shall be in default under this Agreement if Tenant: (a) fails to pay rent or other charges when due; (b) breaches any material covenant, restriction, or rule herein; (c) abandons the Premises; or (d) makes a material misrepresentation on the rental application. 6.2 Statutory Notice & Remedies: In the event of default, Landlord shall provide notice and pursue remedies strictly in accordance with Indiana law, including IC 32-31-1 et seq. (Forcible Entry and Detainer / Ejectment). Tenant shall be liable for all costs of collection, including reasonable attorney's fees incurred by Landlord to the extent permitted by Indiana law.
7. ABANDONED PROPERTY

8. MISCELLANEOUS PROVISIONS
