- Repair Requests: Pursuant to Texas Property Code § 92.052, requests for repair by Tenant must be submitted in writing to Landlord's designated notice address, unless Tenant is utilizing an online portal designated for such requests.
- Lawns and Grounds: Tenant shall maintain the yard, lawn, and landscaping in a neat and orderly condition, including regular watering, mowing, and weeding.
9. DEFAULT AND REMEDIES
- Events of Default: It shall constitute a default under this Agreement if: (a) Tenant fails to pay Rent or any other financial obligation when due; (b) Tenant breaches any other material provision of this Agreement; (c) Tenant abandons the Premises; or (d) Tenant files for bankruptcy or insolvency.
- Landlord Remedies: Upon the occurrence of an event of default, Landlord may exercise any and all rights and remedies available under this Agreement and the Texas Property Code, including terminating this Agreement, accelerating all remaining rent for the term (subject to Landlord's duty to mitigate), and pursuing legal action for forcible detainer (eviction).
10. GOVERNING LAW AND VENUE
This Agreement shall be construed, interpreted, and governed by the laws of the State of Texas, without regard to its conflict of laws principles.
