1. LEGAL NOTICE & COMPLIANCE DISCLAIMER

2. PARTIES & DEFINITIONS

Clause 1: Rent and Payment Terms

Clause 2: Security Deposit
2.1 Upon execution of this Agreement, the Tenant shall deposit with the Landlord the Security Deposit. 2.2 The Security Deposit shall be held by the Landlord without interest as security for the faithful performance by the Tenant of all terms, covenants, and conditions of this Agreement. 2.3 The Landlord shall return the Security Deposit to the Tenant within fourteen (14) business days following the expiration or lawful termination of this Agreement, subject to the deduction of reasonable costs for repair of any damage beyond normal wear and tear and settlement of all final utility accounts (DEWA, district cooling, gas, etc.).
Clause 3: Ejari Registration
3.1 The Parties agree that this Agreement must be registered in the Dubai Land Department’s Ejari system.
3.2 Responsibility for Ejari registration and associated government/typing fees shall be borne by [Landlord / Tenant].
3.3 The Tenant shall provide all required statutory documents, including valid Emirates ID, passport copies, and residency visas, to facilitate prompt Ejari registration.
Clause 4: Utilities, Services, and Maintenance
4.1 The Tenant shall, at its sole cost and expense, connect, maintain, and pay all charges for electricity, water (DEWA), district cooling (e.g., Empower, Emicool), gas, and telecommunications consumed on the Premises throughout the Term.
4.2 Minor Maintenance: The Tenant shall bear the cost of all minor maintenance and repair works to the Premises where the cost of a single repair does not exceed AED [Amount, e.g., 500].
4.3 Major Maintenance: The Landlord shall be responsible for structural repairs, major mechanical, electrical, and plumbing (MEP) failures, and air conditioning unit overhauls, provided such damage is not a direct result of the Tenant's misuse, negligence, or failure to maintain standard service contracts.
Clause 5: Covenants of the Tenant
The Tenant covenants and agrees to: 5.1 Use the Premises exclusively for residential purposes. 5.2 Comply strictly with all master community rules, building management bylaws, and Dubai municipal regulations. 5.3 Not make any structural alterations, additions, or improvements to the Premises without obtaining the prior written consent of the Landlord and relevant Master Developer/Dubai authorities. 5.4 Not assign, sublet, transfer, or part with possession of the Premises or any part thereof to any third party under any circumstances.
Clause 6: Default, Termination, and Eviction
6.1 If the Tenant fails to pay any installment of Rent when due, breaches any material covenant herein, or becomes insolvent, the Landlord shall issue a formal written notice via Notary Public or registered mail providing thirty (30) days to rectify such breach.
6.2 If the breach is not remedied within the stipulated cure period, the Landlord reserves the right to initiate legal proceedings before the Rent Disputes Settlement Centre (RDSC) in Dubai for eviction and recovery of outstanding financial dues.
6.3 Early Termination: Neither Party may terminate this Agreement prior to the expiration of the Term unless mutually agreed in writing, subject to a penalty equivalent to [Number, e.g., 2] months' rent payable by the terminating party to the non-defaulting party, given at least sixty (60) days' prior written notice.
Clause 7: Governing Law and Dispute Resolution
