LEASE AGREEMENT

This Lease Agreement (the "Agreement") is made and entered into as of this [Day] day of [Month], [Year] (the "Effective Date"), by and between:

RECITALS

1. OPERATIONAL DEFINITIONS

1.1 "Base Rent" shall mean the monthly sum of $[Dollar Amount] payable by Tenant to Landlord. 1.2 "Business Day" shall mean any day other than a Saturday, Sunday, or federal legal holiday in [Jurisdiction]. 1.3 "Default" shall mean the failure of a Party to perform any material obligation under this Agreement, subject to applicable notice and cure periods. 1.4 "Force Majeure" shall mean acts of God, war, terrorism, civil unrest, pandemic, or government action beyond the reasonable control of the affected party. 1.5 "Term" shall mean the period commencing on [Start Date] and ending on [End Date].

2. SUBSTANTIVE TERMS & OBLIGATIONS

2.1 Grant of Lease: Landlord hereby leases the Premises to Tenant, and Tenant hereby accepts the Premises in "as-is" condition, subject to the terms of this Agreement. 2.2 Rent Payments: Tenant shall pay the Base Rent to Landlord on the first (1st) day of each calendar month. The breaching Party shall have thirty (30) Business Days from receipt of said notice to cure the breach. 3.3 Remedies: If a Default remains uncured after the cure period, the non-breaching Party may: (a) terminate this Agreement upon written notice; (b) seek specific performance; or (c) pursue any other legal or equitable remedy available under the laws of [Jurisdiction]. 3.4 Holdover: If Tenant remains in possession after the Term, the tenancy shall be month-to-month, subject to a [Percentage]% increase in Base Rent.

4. BOILERPLATE LEGAL PROVISIONS
