3. OPERATIVE CLAUSES

3.1. DURATION

The lease shall commence on [Start Date] and terminate on [End Date]. This agreement shall [ ] automatically renew / [ ] require written notice for extension at least 30 days prior to expiry.

3.2. RENTAL PAYMENTS

2. Lessee: Shall keep the interior in good condition, settle all utility bills (ZESA/Municipal rates), and shall not sublet the premises without written consent.

3.5. BREACH & EVICTION

Failure to pay rent or violation of terms grants the Lessor the right to issue a 14-day notice to remedy the breach. Continued default permits the Lessor to initiate formal eviction proceedings through the High Court or Magistrates Court in accordance with the Civil Evidence Act.

3.6. GOVERNING LAW

This agreement is governed by the laws of Zimbabwe. Any dispute shall be subject to the exclusive jurisdiction of the courts of Zimbabwe.

5. STEP-BY-STEP EXECUTION GUIDE

1. Verification: Obtain certified copies of the Lessor’s ID or Certificate of Incorporation (CR14) and the Lessee’s ID/Passport. Verify the Lessor’s ownership via the Deeds Office if necessary.
2. Inspection (Condition Report): Conduct a joint walkthrough with the Lessee. Document existing damages with photographs, sign the inventory list, and attach it as an "Annexure A" to this agreement.
3. Revenue Stamp/Duty: Ensure compliance with the Stamp Duties Act (Chapter 23:14) where applicable, as certain lease agreements may require the attachment of revenue stamps to be admissible in court.
