1. PARTIES & DEFINITIONS

This Residential Lease Agreement (the "Agreement") is entered into and made effective as of [Date], by and between the following parties:

Tenant is responsible for testing the detectors monthly and replacing batteries as needed. Disabling or tampering with detectors is a material breach of this Agreement.
  3. Alterations: Tenant shall not make any structural alterations, paint, or install permanent fixtures without the prior written consent of Landlord.

8. DEFAULT & REMEDIES

  1. Events of Default: The occurrence of any of the following shall constitute a material default by Tenant:
    • Failure to pay rent or late fees within five (5) days of the due date.
    • Breach of any material covenant, restriction, or obligation under this Agreement.
    • Abandonment or surrender of the Premises prior to the expiration of the term.
    • Filing of bankruptcy or insolvency proceedings by or against Tenant.
  2.
