COMMERCIAL SUBLEASE AGREEMENT

1. OPERATIONAL DEFINITIONS

2. SUBSTANTIVE TERMS & OBLIGATIONS

3.3 Remedies: If the breach remains uncured after the 30-day period, the Sublandlord may: (a) Terminate this Agreement immediately upon written notice; (b) Re-enter the Premises and resume possession; (c) Claim damages for all losses incurred as a result of the breach.
