COMMERCIAL PROPERTY LEASE AGREEMENT

This Commercial Property Lease Agreement (the “Agreement”) is entered into as of this [Day] day of [Month], [Year] (the “Effective Date”) by and between:

RECITALS

WHEREAS, Landlord is the fee simple owner of that certain real property and improvements located at [Full Property Address], including the specific unit/suite designated as [Unit Number] (the “Premises”); and WHEREAS, Landlord desires to lease the Premises to Tenant, and Tenant desires to lease the Premises from Landlord, subject to the terms and conditions set forth herein.

1. OPERATIONAL DEFINITIONS

2. SUBSTANTIVE TERMS & OBLIGATIONS

2.1 Grant of Lease: Landlord hereby leases the Premises to Tenant, and Tenant hereby accepts the Premises "as is," subject to the permitted use set forth herein. 2.2 Permitted Use: The Premises shall be used exclusively for [Nature of Business] and for no other purpose without the prior written consent of Landlord. 2.3 Payment Obligations: Tenant shall pay Base Rent on the first day of each month. Payments not received within [Number] days of the due date shall incur a late fee of [Percentage/Amount]. 2.4 Maintenance and Repair: Tenant shall maintain the interior of the Premises in good condition. 3. DEFAULT, TERMINATION, AND REMEDIES

3.1 Events of Default: An Event of Default occurs if Tenant fails to pay Rent when due, breaches any material covenant herein, or files for bankruptcy. 3.2 Notice and Cure: In the event of a breach, Landlord shall provide written notice to Tenant. 4. BOILERPLATE LEGAL PROVISIONS
