COMMERCIAL LEASE AGREEMENT (MONTH-TO-MONTH)

This Commercial Lease Agreement (the "Agreement") is made and entered into as of this [Day] day of [Month], [Year] (the "Effective Date"), by and between:

Landlord: [Landlord Entity Name], a [State] [Entity Type], having its principal place of business at [Address] ("Landlord"), and

Collectively referred to herein as the "Parties."

RECITALS

WHEREAS, Landlord is the fee simple owner of the real property located at [Full Property Address], including all improvements thereon (the "Premises"); and WHEREAS, Tenant desires to lease the Premises for commercial use under a month-to-month tenancy, and Landlord desires to lease the Premises to Tenant, subject to the terms and conditions set forth herein.

1. OPERATIONAL DEFINITIONS

1.1 "Premises" shall mean the commercial space located at [Address/Suite Number], comprising approximately [Square Footage] square feet. 1.2 "Base Rent" shall mean the sum of [Dollar Amount] per calendar month. 1.3 "Security Deposit" shall mean the sum of [Dollar Amount]. 1.4 "Permitted Use" shall mean [Detailed Description of Business Activity]. 1.5 "Business Day" shall mean any day other than a Saturday, Sunday, or a federal holiday in [Jurisdiction]. 1.6 "Operating Expenses" shall mean the costs of utilities, property taxes, insurance premiums, and routine maintenance associated with the Premises.

2. SUBSTANTIVE TERMS & OBLIGATIONS

2.1 Term: This lease shall commence on the Effective Date and shall continue on a month-to-month basis until terminated by either party pursuant to Section 4. 2.2 Rent Payment: Tenant shall pay the Base Rent to Landlord on the 1st day of each month. Payments not received by the 5th day of the month shall incur a late fee of [Percentage]%. 2.3 Security Deposit: Upon execution, Tenant shall deposit the Security Deposit with Landlord. Said deposit shall be held as security for the performance of Tenant’s obligations and shall be returned within [Number] days following termination, less any deductions for damages or unpaid rent. 2.4 Permitted Use: Tenant shall use the Premises solely for the Permitted Use and shall comply with all applicable municipal, state, and federal laws, ordinances, and regulations. 2.5 Maintenance and Repairs: Tenant shall maintain the interior of the Premises in good order and repair. 3. DEFAULT, TERMINATION, AND REMEDIES

3.1 Termination: Either party may terminate this Agreement by providing at least [Number] days' written notice to the other party prior to the intended termination date. 3.2 Events of Default: A default occurs if: (a) Tenant fails to pay Rent when due; (b) Tenant fails to perform any other obligation within 30 business days following written notice of such failure; or (c) Tenant files for bankruptcy or becomes insolvent. 3.3 Remedies: Upon the occurrence of an Event of Default, Landlord may: (a) terminate this Agreement; (b) re-enter and take possession of the Premises; (c) recover all damages proximately caused by Tenant’s default; or (d) pursue any other remedy available at law or in equity.

4. BOILERPLATE LEGAL PROVISIONS

4.1 Severability: If any provision of this Agreement is held to be invalid or unenforceable, the remaining provisions shall continue to be valid and enforceable to the fullest extent permitted by law. 4.2 Entire Agreement: This Agreement constitutes the entire understanding between the Parties and supersedes all prior negotiations, representations, or agreements, whether written or oral. 4.3 Force Majeure: Neither party shall be liable for delays caused by strikes, acts of God, war, or other causes beyond their reasonable control, provided that such party gives prompt notice of the delay. 4.4 Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the jurisdiction of [Jurisdiction]. 4.5 Dispute Resolution: Any dispute arising out of or related to this Agreement shall be settled by binding arbitration conducted in [City/State] in accordance with the rules of the American Arbitration Association.
