COMMERCIAL LEASE AGREEMENT

THIS COMMERCIAL LEASE AGREEMENT (the "Agreement") is entered into as of this [Day] day of [Month], [Year] (the "Effective Date") by and between:

1. OPERATIONAL DEFINITIONS

2. SUBSTANTIVE TERMS AND OBLIGATIONS

2.1 Grant of Lease: The Landlord hereby lets and the Tenant hereby hires the Premises for the Lease Period. 2.2 Rental Payments: The Tenant shall pay the Monthly Rental to the Landlord’s nominated bank account, in advance, on or before the 1st day of each calendar month. 2.3 Security Deposit: The Tenant shall pay a security deposit of [Amount] to be held by the Landlord as collateral for the performance of the Tenant’s obligations. 2.4 Use of Premises: The Tenant shall use the Premises exclusively for the purpose of [Specific Business Activity] and for no other purpose without the prior written consent of the Landlord. 2.5 Maintenance and Repairs: The Tenant shall maintain the interior of the Premises in good order and condition. 4. BOILERPLATE LEGAL PROVISIONS
